Derek Fisher's got a 2-for-1 real estate special for any die-hard Lakers fan ... who also wants the Kardashians as neighbors -- but be ready to drop almost $7 million!!

The 5-time NBA champion just listed his swanky Hidden Hills mansion, which sits on a 1 acre lot. Asking price on the 6 bedroom, 8 bathroom pad -- $6.995 million.

It's no surprise that it's on the market. As TMZ reported back in December, the sale is part of his divorce settlement. Fisher bought the baller pad for $5.5 mil almost seven years ago, and spent six figures upgrading it.

The house is truly built for a champ. It features an elevator, a resort-style pool, and dark hickory hardwood flooring.
